Please take a few minutes to review the HOUSE RULES below. We know it seems like a lot, but this is an important step to ensure you have a wonderful stay!
GENERAL:
• We ask you please be respectful of our home, as we have worked very hard to create a unique and fun experience for you as our guests!
• Smoking/vaping is PROHIBITED inside. If you smoke outside, please clean up all the remnants. If smoking is detected by our cleaners, you be liable to pay a hefty smoke ozone treatment fine
• Quiet hours are from 10 p.m. to 7 a.m. per St. Johns County ordinance and will be enforced. Additionally, noise must be kept at a level that will not constitute a nuisance to the neighbors. Loud and excessive noise will not be allowed at any time. You, the guest, are obligated to comply with the provisions of Section 2.02.04.B.19, St. Johns County Noise Ordinance (Ord. 2015-19), and all other applicable federal, state, and local laws and ordinances.
• You will be held responsible for any damage incurred to the house during your stay
• If something breaks or is damaged, please reach out to us to let us know ASAP - it will help us address any issues quickly
• Toilets are for toilet paper ONLY
• No grease in sink
• NO PARTIES - This house is only for use for those that booked it. We strictly do not allow parties of any type. NO unexpected overnight guests. Please enquire about having visitors as they must be approved prior to your stay.
• NO UNDERAGE DRINKING on the premises
• NO CANDLES, INCENCE or burning of any other material
• The cleaning service is hired to only wash linens, clean bathrooms, and surfaces. They DO NOT clean up unnecessary trash or mess left behind. If there is any damage or excessive mess incurred during your stay, your group will be held responsible.
• CHILDREN are allowed, but please note that the house does not have any additional child-proofing features such as outlet covers, locked cabinets, or other secured storage spaces. Our backyard is fenced in, and the immediate pool area does have a secondary fence. Children must be always supervised in the backyard and pool area. Parents with children use the home at their own risk.
• We ask that the MINIMUM AGE to make a booking is 25. Guests are required to provide a copy of driver license to verify age within 24 hours after booking, which is also required by local law officials, unless identity has been verified via platform on which you have booked
OCCUPANCY:
• It shall be limited to two (2) occupants per Sleeping Room or Common Area, with a maximum limit of ten (10) occupants, excluding children twelve (12) years of age and under.
• If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the owner.
PARKING:
• We provide a driveway that can hold up to 4 vehicles (depending on size). Only motor vehicles of registered occupants may be parked on the property overnight.
• Motor vehicles, boats, Recreational Vehicles, and trailers shall be parked only in driveways or other areas on the property designated for parking. Boats, Recreational Vehicles, and trailers shall not be parked on any street, alley, sidewalk, public or private Right-of-Way, or part thereof, or in required Front Yards.
• Garage is not available for any vehicles, as it has been converted into a Game room.
• When parking in the street, please ensure that you do not block neighboring driveways.
POOL:
• Please NO GLASS in the entire pool area
• All Children MUST be always supervised in pool areas
• Follow all posted Pool Rules
• Guests swim at your own risk

GAMEROOM GARAGE:
• Please keep Garage Door closed during quiet hours to help keep noise down.
FIREPIT:
• When you have finished using the firepit, please place the top back on as well as the plastic cover
• Be sure to turn propane bottle off when not in use
• DO NOT MOVE FIREPIT
Trash:
• Place all trash in bin labeled "Garbage" & Recycle Items in blue bin DO NOT OVERFILL
• Bins are located outside alongside the house
• All Trash & Debris shall be kept in covered trash containers.
• Our scheduled trash day is on MONDAY. Trash should be placed at the curbside for pickup no earlier than sunset on Sunday.
• The containers shall be removed from the curbside no later than sunrise the following day.
Furniture:
• Please do not sit or lay directly on furniture if you have sunscreen or tanning oil on…this can ruin furniture & linens tremendously.
• DO NOT REARRANGE
Thermostat:
• We want you to enjoy your stay & you have access to change the temperature to your comfort level during your stay. All we ask is that you be mindful about leaving doors open and AC running.
AMMENITIES
• By booking this property, you agree to use all amenities at your own risk, including bicycles (helmets provided), hot tub, pool, pool equipment, workout equipment, fire pit, BBQ, and other features. The property owner/manager is not liable for injuries, damage, or accidents arising from their use. Guests are responsible for supervising minors and following all safety guidelines.
Please remember that this property is our home and not a hotel. Please be respectful of the property and the neighborhood.
Lastly, YOU MUST ACKNOWLEDGE that Saint John’s County has the right to reasonably inspect the premises to assurance compliance.
Please understand that if any person in the rental party fails to follow any of the House Rules, the rental party may be asked to vacate the property, and guests will forfeit all monies paid.
Please note: It will be required to e-sign a short-term vacation rental agreement as required by local law officials and/or acknowledgement of all the above is assumed via the platform in which you book; as well as a release of liability form for all additional amenities offered.
